2005年，根据上海市城市规划调整要求，经中国人民解放军总后勤部批准，新兴际华集团有限公司指示工厂进行“退二进三”的产业结构调整，将制造型企业转型为商业物业经营企业。

2011年10月，同丰路北宝兴路的大上海紫金广场项目建成并开张运营，公司拥有其商业楼一万平方米、商务楼六千多平方米的商业办公物业。目前公司正按照虹口区政府的整体规划要求，除部分办公建筑租赁给上海市虹口区广中路街道办事处外，对其经营项目作深入地研究和积极地推进。

2014年6月，公司以邯郸路150号三千五百平方米房屋为载体，与上海海洋国家大学科技园合作，共建上海海洋国家大学科技园3516基地，现已挂牌开园运营。
